How to HANDLE YOUR OWN SHOWINGS to Sell Your House

Handling your own showing may seem intimidating when selling your house by owner...but if you stick around for the full episode, you'll learn some golden tips to handling showings to sell your house!

BEFORE THE SHOWINGS
During this day of showings for a house listed For Sale By Owner, there were two back-to-back showing appointments. One with a real estate agent, and one without a real estate agent.
Prior to setting the appointments, each of the potential buyers saw in the property description that a real estate agent commission was not included in the purchase price. In this case, the buyers who came with their real estate agent were aware that they would be responsible for paying the commission on top of the price of the property.
The property description also mentioned some incentives that were available with a full-price offer including a 1-year home warranty through a third-party company and new dishwasher and stove.
To build momentum, both showing appointments were scheduled a few days in advance and lined up strategically so that each buyer knew about the other.
DURING THE SHOWINGS
During both of the appointments, both potential buyers were given an opportunity to receive an additional incentive of a $2,000 credit towards installing central air if they made a full-price offer within 24 hours of the showing.
To maximize sales pressure, both potential buyers were also reminded that there were other buyers looking at the house the same day and that their was another potential buyer who was interested, but waiting to receive their money before they could purchase the house.
All of the facts stated were true, and the seller utilized each one to their advantage to create a competitive environment and encourage buyers to make an offer before missing out!
AFTER THE SHOWINGS
Before the seller was able to follow up with each buyer, they received a full-price offer about an hour after the showing! The buyers were not working with a real estate agent, so the seller did not have to pay any commission on the sale.
