How to SCREEN BUYERS to Sell Your House - STOP Wasting Time

Here are the 3 questions to ask buyers BEFORE showing them your house...


QUESTION #1 - Did you drive by the property?

Why waste your time showing these buyers the inside of your house if they don't like the outside? Having potential buyers drive by before scheduling a showing is a great way to avoid wasted time by making sure they are seriously interested in your property and the neighborhood.


QUESTION #2 - Are you prequalified?

You can't sell your house to someone who can't afford it! Making sure your potential buyers can afford your home is a critical screening step you should take before scheduling a showing appointment. We recommend requiring either a prequalification letter or letter from their bank stating they have the funds to purchase the property at the full listing price.


QUESTION #3 - Do you have to sell a house first to be able to buy this one?

Putting your house under contract with a buyer who still needs to sell their own house can lead to a sticky situation. If their house doesn't sell in time (or doesn't sell at all) and the deal falls through, then you will lose out on time and other potential buyers who may have been able to purchase your home.


BONUS TIP - Why Open Houses are a Waste of Time

As we've talked about, screening buyers not only saves you time, but ensures that every buyer who schedules a showing is serious and much more likely to buy. Since no one is screening the people coming through an open house, there is a good chance that many of them are just "window shopping" and wasting your time.

In our opinion, you're much better off scheduling private showings with buyers you know are serious so you can better feel them out and try to seal a deal.
